Off Market Sales Changing the Game
Sometimes, the real estate market is so hot, a house that's not even finished will be sold before the paint dries or a single sign goes up on the yet to be manicured front lawn. That was the case with this beauty on Princeton avenue which was sold off market by Associate Broker, Jeremy Higginson.
The Sugar House market has long been short on inventory. Out of state buyers and first-time homeowners taking advantage of low rates and incentives from big banks and VA loans are flooding the market. They're drawn to Sugar House's cute bungalows, which make for great remodels, as well as the neighborhood itself (watch our video love letter if you don't believe us!)

This house was in the midst of remodeling when Jeremy and the seller connected. As is the case with many industries, relationships of trust are crucial. Jeremy had an out-of-state buyer who wanted Jeremy to lead the search for his family's new Salt Lake home based on Jeremy's extensive experience of the neighborhood and vast network of buyers and sellers looking for Sugar House homes.
Recognizing a good fit, Jeremy presented this remodel to his buyer, who was at that time residing in New Mexico. Technology will only continue to speed up the real estate market. When Jeremy showed his clients pictures and walk through videos from some 700 miles away, they felt comfortable making an offer without ever stepping a foot inside their new home.
The contract was drawn up and all papers signed in time for the family of three (and one on the way) to move in the day they drove in to Salt Lake. Once they had a chance to see their new home, it was even better than they had hoped. Perfect timing for the buyers and seller alike, all done without a single listing.
Stairs lead to 3 bedrooms and 2 baths upstairs and a finished basement.
The master bathroom features brand new - everything.
The family has two dogs who have the freedom to run this backyard.
A home can go on and off the market for a variety of reasons. Jeremy Higginson is currently working with the owners of a home that was pulled off the market after 9 months. The previous plan for sale didn't include updating the home to showcase it for current tastes, nor was it correctly priced for the Millcreek neighborhood.
