Utah Vets in Same-Sex Marriages get VA home loan

Utah Veterans in Same-Sex Marriages can now

          access Prime VA Home Loans

 

March 23, 2015 (Salt Lake City, Utah) The VA home loan is one of the most sought-after Veteran benefits. Backed by LDS Church leaders and LGBT rights activists alike, SB 296’s successful passing opens the door for Utah’s LGBT married Veterans to receive the same VA loan advantage as opposite-sex married couples.

Having helped both same-sex and opposite-sex married Veterans through the VA loan process, Market Source Real Estate brokers, Monique and Jeremy Higginson, know too well the difference in benefits to a homebuyer who can qualify with a spouse.

“An LGBT buyer we sold a home to in 2014 applied as a single to avoid the Joint Loan procedure, and qualified for a loan toward the purchase of his home. Had he been able to include his husband’s income in the application, they would have been eligible for a larger VA home loan benefit,” recounts Jeremy.

A few blocks away in the same Sugar House neighborhood, the Higginson’s had another VA buyer and his girlfriend looking to buy their first home. They originally planned to buy, then marry later that year but found out during the loan process that they had to be married first to both be on the VA loan.  “They decided to have a shot-gun civil ceremony. Once the wife’s income was included with her husband’s they were able to qualify for a loan amount high enough to afford the home they wanted to buy.” 

There’s good reason first-time homebuyers would rush into nuptials for a VA loan.  It offers a Veteran a zero down payment for a home purchase and great rates. 2014 estimates show a lending limit of up $600,300 in Salt Lake county.  “Utah is a very “Vet-Friendly” state,” adds Monique, “and even offers a partial or total tax abatement to disabled Veterans. This means you may not have to pay any or very little property tax, which means your mortgage payment will be less. “
